The market continues to surge ahead due to lack of inventory, lack of seasonal rentals, and continued push from covid upticks for country getaways. It's a new year, and a good time to update you as to the current state of the Mount Snow and Southern VT real estate markets. Sales continue to incline both in pricing and activity, with now such minimal inventory that many new listings go under contract with multiple bids within a day or two. Inventory is down about 95% since last May, and pricing on average is up 30%. Properties that are turn key are selling at a significant premium compared to properties that need some work, either cosmetic or structural, so there are still deals to be had for people willing to get their hands dirty.Assuming that the market follows the historic trend, we should see relatively consistent listings as winter wanes, with increased inventory towards the latter part of the winter season. Phew. Kids are back in school... mostly... and hopefully it lasts... but it has allowed me to catch my breath.
Needless to say these last 5 months have been a whirlwind since the last newsletter I sent in June. We saw the Covid impulse snowball much more than anyone could have ever expected, with inventory absolutely flying. By mid-July, anything priced well and in good shape would have multiple offers within just a couple days, and that trend continues through the present. Now, with seasonal rental inventory at an all time low, even more buyers are entering the market looking for their retreats from the cities, and Vermont has seen a tremendous influx of full time homeowners, which we expect to be here for the duration of the pandemic.
The plus side of the craziness, is people continuing to discover why those of us that live here love Vermont. Foliage should peak in the next couple weeks (psst, usually a week BEFORE Columbus Day) and leaf peeping will bring even more new faces to the area. Vermont remains low in cases thanks to strict travel restrictions but I continue to do my full video walkthrough tours, and have streamlined my virtual showing process. Clearly we are in a different world right now, and I hope that you are all safe and healthy. It's been a while since I sent this newsletter out as I felt it wasn't appropriate to post a sales update what with everything going on. Now that restrictions are easing up, it seemed important to send this to keep everyone apprised of what is going on both with Vermont, and our local market.As of yesterday, Vermont has again eased it's travel restrictions. If you are from a county in New England with less than 400 cases than you can travel to Vermont without quarantine after June 8. If you are from a higher risk county then you either need to prove and attest to a 14 day quarantine, or else a 7 day with a negative test result thereafter. While it does make viewing real estate more difficult, it is great to see that it's paying off with Vermont having the lowest case growth of all 50 states.Because of this promising statistic, we've seen Vermont become a retreat for those looking to escape from harder hit areas. The summers here have always been a hidden secret, but now everyone gets to experience that :) Our economy was already on the rise over the winter, but now real estate sales are absolutely booming, with inventory coming down quickly. We are just starting to see pricing eke up from the bottom that it has sat at for 14 years, so the best time to still get the deals is now. I have been doing extensive video walkthroughs for anyone unable to view properties in person, as well as have been adding viewing contingencies to contracts once people select a single property, as there is an allowance for people from high risk areas to view single properties in person once they have an agreed upon purchase contract.
