Tewes Business Park

4 to 45 Acre Sites
Location - The Development is located on the south west corner of Interstate 75 and Erlanger/Crescent Springs Road in Erlanger (Kenton County), Kentucky. This site is currently accessible from both the Buttermilk Pike exit on I-75 and the Dixie Highway exit on I-275. When the Dolwick (Turfway) Connector is completed, scheduled for completion in December 2002, it will also be accessible from the Mineola Pike exit on I-275. Please refer to the attached site plan.

Acreage - There are 60 acres in the total development. Approximately five of these acres have been used to accommodate the new Turfway (Dolwick) Connector Road. Fifty five acres are available for development in lots ranging in size from 4 acres to 45 acres.

New Road - The Kentucky Department of Transportation recently installed the new Dolwick Road through the Tewes Business Park. This road which is adjacent to Interstate 75 and the westbound ramp onto Interstate 275, leading to the Northern Kentucky / Greater Cincinnati International Airport, will connect to Dolwick Drive near the intersection of Turfway Road at the Wild Flavors facility (green building). The first phase of the road, at Turfway Road, has been completed. The contract for the connecting Phase of this road has been awarded by the State and is scheduled to be completed in December of 2002.
Zoning - The development is currently zoned IP-1 (Industrial Park - One). This zoning also allows office buildings, corporate headquarters, research centers, etc. In speaking with officials from the City of Erlanger, they have stated that they would like to see this development include facilities similar to the adjoining Circleport Business Park.

Communications Access - Cincinnati Bell advises us that they are currently able to serve this development from their current infrastructure which includes fiber optics cabling, with redundancy of two separate feeds. Installation of an underground telephone and cable conduit system, serving all sites, was completed in the fall of 2001.

Electric Services - All electric services are available to serve the facilities planned for this site. Representatives of Cinergy have indicated that they can accommodate a second feed to the Tewes Business Park, as it is currently located approximately ½ mile away on Erlanger/ Crescent Springs Road. Installation of underground electric conduit systems, serving all sites, was completed in August 2001.

Gas Service - Gas service (8") is currently located on Erlanger/Crescent Springs Road in front of the development. A six inch (6") gas line has been installed along Dolwick Drive through the Tewes Business Park.

Sanitary Sewer - Access to sanitary sewers will be at the rear of the sites, into the existing sewer lines. Because of prior arrangements with the Sanitation District #1, there will be no charge for sewer taps to facilities located in the Tewes Business Park. All sites are currently served with a new 8" sanitary sewer main.

Environmental Assessment - In September of 1999, LawGibb Engineering Group conducted a Phase One environmental audit of this development. The report states that there were no environmental issues of concern related to this site.

Progress of Development - Site Grading work and storm sewers have been completed. The new roadway in the Tewes Business Park was completed in December 2001.
