Austin housing market sees growth in September

More than 1,600 single family homes were sold in the Austin area in September, representing a 31 percent increase over the same time last year, according to the Austin Board of Realtors.

Overall, the total dollar volume of homes sold in last month was up 33 percent to $421,648,5923.

“In September, Austin saw its fourth straight month of year-over-year sales volume increases and the third month in which those volumes outpaced 2010 by more than 30 percent,” said Judith Bundschuh, chairman of the Austin Board of Realtors. “In the midst of that growth, Austin-home values have remained stable.”

The year-over-year median price for a single-family home fell by two percent to $189,000. Homes remained on the market for an average 81 days last month, the same as September of last year.

At the same time, the market also saw some squeezing, as the number of listed active single-family homes for sale fell by 19 percent to 8,490.

In the townhouse and condominium market, year-over-year sales were up by 25 percentage points to 158. Median condo prices remained essentially unchanged from last year at $162,250. On average, townhouse and condo properties remained on the market around 91 days, or around two percentage points less than the same time last year.
