Replace existing heat pump and air handler 2 year maintenance 3 systems

Performed 2 system homecare and replaced 1 inch filters. Unclogged both drain lines and presented all findings to homeowner. Decided to replaced blower capacitor and add hard start kits to help systems start easier. Washed outdoor coils too and added a wet switch. All other electrical and refrigerant pressures were okay at this time. Units are heating and cooling properly upon departure.

Homeowner is experiencing reduced pressure in the home when more than one faucet is running at the same time. Shut off the water at the street and remove the existing PRV and inline filter. Install new Main valve,PRV with filter, hose bib valve, and connect back to the existing piping. Pressurize and blow the air from the lines.

Found breaker tripped on unit. After resetting breaker did inspection and found system low on refrigerant. Spoke to customer about replacement and that if I added refrigerant today I cannot guarantee how long that will last. I did an electronic leak search and could not find a leak. The temp split inside was originally 10-12 degrees after I added 1 lb of refrigerant the new temp split was 19-21. The system at the time of my inspection is running but is struggling. Homeowner wants unit to work for at least a year, I explained it may or may not be possible.

The bare minimum basic repairs to get the system running today. Performed diagnostic. Found compressor not running. Dual capacitor out of tolerance.dirty filter dirty blower motor, dirty condenser, . Customer opts for capacitor replacement and outdoor cleaning only.

Replace expansion tank on water heater in same spot, left option to bring water heater and expansion tanks on both units up to code. Would require repiping both units in order to get expansion tanks strapped to wall. Left estimate for a new pressure regulator as their pressure is 89 psi which is high. Also let homeowner know to keep an eye on all of the electrical downstairs. Customer is paying through office

Replaced bad afci breaker. Noticed panel was broken at the top portion of busbars. Recommended panel replacement as soon as possible.

Install four new dedicated outlets for kitchen equipment. Install new circuit for a new water heater. Replace men’s bathroom exhaust fan.

Rebuilt toilet with customer supplied rebuild parts. Pressurize and test for operation.

Abandoned gas line to the pool for the torches at this time and capped the gas line.

Run new low voltage circuit from furnace to condenser, Will need to cut holes in Sheetrock. Te is not responsible for repairing Sheetrock after holes are cut

Quoted price to install a new 50 gallon electric water heater in mechanical room. Price includes permit fees, code upgrades, drain pan ,T&P discharge to outside, water pipe modifications, and installation of water heater. The client will need an electrician to install a power supply from current panel box to designated spot in closet . Estimate is good for 90 days.

Upon arrival, owner stated he is still getting a low pressure error code for his upstairs system; system has been operating properly. Could not duplicate problem; system cooling. Condenser coils outside are extremely dirty. Both systems coils are dirty; systems will not operate as designed with the coils dirty. Owner will clean the coils himself.

Install new Navien tankless water heater with recirculation. Relocate the water heater to new location and cap off the old water lines, gas line, and vent. Run new water lines, gas line, intake, exhaust, T&P Discharge, and condensation line. Installed gas regulator at the gas meter to prepare for the meter upgrade to 2 psi.

Troubleshoot 3 ways not working. Install closet light fixture. Quote for installing outlet in master closet wall

Install new circuit for tankless water heater in basement

Replacing (1) Type CH 20a Dual Function Breaker #3 Washer #12 Garbage Disposal

Technician cut open sheetrock ceiling to discover cause of water leak. Found water leaking on toilet copper water line from toilet tank upstairs. Provided options to repair or replace upstairs hallway toilet. Replacement of upstairs hallway bathroom toilet due to existing toilet tank leaking. Technician will install new toilet with new wax seal and water supply line. Technician will turn water off to home and install a new toilet shut off valve. Technician also waived leak search fee with toilet replacement option. Technician did not caulk the base of toilet due to tile broken and missing on the backside. Advised customer to make tile repairs and technician will return to caulk toilet if necessary. All work tested good upon completion.
