What is an Energy Performance Certificate?
 

The Energy Performance Certificate is similar to the certificates now provided with domestic appliances such as refrigerators and washing machines. Its purpose is to record how energy-efficient a property is as a building. The certificate will provide a rating of the property from A to G, where A is very efficient and G is very inefficient.
Two ratings are shown. The environmental impact rating is a measure of a home's impact on the environment in terms of carbon dioxide (C02) emissions - the higher the rating, the less impact it has on the environment. The energy-efficiency rating is a measure of a home's overall efficiency. The higher the rating, the more energy-efficient the home is, and the lower the fuel bills are likely to be.

Do I need an Energy Performance Certificate?


Following the suspension of Home Information Packs on Thursday 20th May 2010 all properties put on the market for sale now require an Energy Performance Certificate.

Since 1st October 2008 it has been mandatory for landlords to make Energy Performance Certificates available to tenants as part of the letting process (The EPC is valid for 10 years).

Also since October 2008, it is mandatory for Commercial premises greater than 50m2 to provide an EPC when the building is rented or sold. Properties over 1000m2 that are occupied by a public authority and institution providing a public service to a large number of persons and therefore visited by those persons, require a Display Energy Certificate which are valid for one year.
